Letting and Property Services

Introduction

Le Triskel is a family-run holiday lettings Agency based in the medieval Breton town of Dinan. Before moving to France, Jeremy was a qualified Accountant in England and Julia worked for a leading Devon lettings company, as well as letting our own holiday cottages in North Devon.

We moved to France in 2004, since then we have been running a successful holiday letting business, based on our love of the local area, a good knowledge of the French holiday lettings market and a network of reliable trade and professional contacts.

We are fully registered and insured with the local authorities to carry out letting, so you can be reassured that all rents collected on your behalf are fully protected.


Is it worth holiday letting?

Brittany remains very popular with visitors from all parts of Europe and we've seen increasing demand for good quality holiday lets in the area. The income you earn from letting can pay for the running costs, maintenance and property taxes as well as ensuring your property is looked after and well maintained.

We've also developed a package for those owners who are finding it difficult to sell their property - holiday rentals can provide the budget to improve the appearance of your property and make sure it is always looking well maintained and ready for viewings – essential if you want to sell at a good price.

We are independent and we'll be honest with you – if we do not think holiday letting is the best solution for you we'll tell you and suggest an alternative.

Our starting point is to understand what you want to achieve with your property, we then develop a solution specifically tailored for your circumstances. We think each owner is an individual, and we offer a broad and flexible range of services to help you achieve your own objective. 

Local Knowledge

We know the local area well and visit each property regularly – so we're able to advise holidaymakers on the best choice for them. Visitors prefer to book through a company that has this local knowledge. As we love living in this beautiful area, we find it easy to share our enthusiasm with potential guests.

Experienced Marketing

Our internet marketing has been developed over many years to effectively target the British, European and international market. We have a presence on all the main holiday listing websites and receive strong levels of demand right through the year. We also receive many repeat bookings from returning guests via our own website.

Bookings and Payments

We handle all enquiries, reservations, bookings and payments on your behalf. We also take and refund a damage deposit so you can be sure your property will be well looked after. Rents are paid direct into your bank account during the first week of each month for bookings taken the previous month.

Housekeeping and Maintenance

We can find and manage reliable housekeepers to carry out changeovers, cleaning and laundry services, as well as reputable gardeners and maintenance/building companies.

Advice

We are more than happy to advise you on all aspects of holiday letting your property. If you own a property, or are in the process of buying one, we can visit the house, advise on suitability and layout and give an estimate of the return you could expect. If you want to sell your property, we can also advise you on how to use holiday letting income to maximise your sale price and ensure your property is always well presented.

We can also advise on insurance, local regulations and registration and other aspects of letting in France.

Our time and advice are given freely – there is no cost or obligation on your part.


Peace of Mind

Protecting your rentals

 

Le Triskel is fully registered and insured to hold rents on your behalf – a legal requirement in France. This protects you and the holidaymaker – some Agencies operating in France do not offer the same protection and operate outside these rules – you are advised to check this very carefully. If you are in any doubt, check this fully before entering any agreement.

 

Emergencies

 

Being locally based, we can quickly respond to any issues raised by guests (e.g. lost keys) or to any emergency repairs (e.g. burst pipes). We've developed a network of excellent maintenance and building firms who can respond quickly to any repair call outs to ensure guests can enjoy their holiday with the minimum of disruption.

 

Full management service

 

We can also provide a full property management service, where we look after all aspects of maintaining and managing your property. The owner does not need to spend any time or effort on his property, we take care of everything.

 

Letting agreement

We have a simple and user-friendly letting agreement setting out the details of working together and our fee structure. You can use your property yourself at any time, we place no restrictions at all on number of weeks etc.

As each owner and each property have different requirements the agreement will be specific to you, and our charges will vary greatly, depending on how many of our services you use. As a guideline, our full lettings service will cost between 10–20 % of rents collected, and our full lettings and management service will cost between 25-35%.
